This dining emporrium, located on the Parkway in Pigeon Forge, debuted in 2016, when it was known as the Billy Goat Tavern, and it has been a hit with visitors and locals alike ever since. We typically visit for lunch on Saturdays and sit at the bar (but if the bar isn’t your thing, there’s a large dining room as well, and it’s all an attractive space). There are plenty of screens with sports to watch in the bar area, which is always a good thing. On the other hand, the atmosphere isn’t excessively rowdy, so it is easy to hear each other talk — and don’t be surprised if you find yourself in conversations with others around the bar.

As may be discerned from the name of this establishment, the accent here is on local, as in locally sourced food and ingredients. This makes for a menu that offers a lot of fresh options, which range from various appetizers and salads to first-rate burgers and steak — perhaps from one of the cows you passed by on the way here. A lot of care goes into ensuring that your order will constitute an absolutely delicious, substantial dining experience. And the options here tend to be substantial: If you and a dining companion have light appetites, for instance, a single burger may suffice as a meal for both of you. The shoestring fires that accompany the burgers are awesome as well.

 

The beer selection here is impressive and, not surprisingly, features several local drafts. The Goat swaps beers in and out regularly to keep it interesting. The bartenders/servers are awesome, and unlike some other local restaurants, the Local Goat has a full bar.

 

As a general rule, Pigeon Forge restaurants offer an amenity that many downtown Gatlinburg restaurants do not, and that is a parking lot. As an informal barometer of the popularity of the Local Goat, a quick glance at its sizable parking lot often reveals the presence of numerous vehicles even during the “low season.” But that isn’t surprising: between the food, the service, the drink options, and the comfortable environment, the Goat has earned its popularity.

This is terrific, inexpensive Mexican food in a setting and location you might least expect: inside a small storefront along Veterans Blvd., not far from Dollywood. (Even during daylight, however, the neon lights in the windows can be eye-catching.)

 As you settle into the comfortable, attractive setting, be sure to start off with the chips and salsa. These arrive not only with a mild but flavorful red salsa, but a generous serving of a warm cheese sauce is also available for order. If you should desire more adventurous offerings to go along with those tortilla chips, there is also a small salsa bar with much more high-octane options. One green salsa was hot but still fairly bearable, while another made with chili de arboles packed such heat that I had to combine it with that cheese salsa just to eat it comfortably. If you weren’t already perspiring like an ox from schlepping around the expansive grounds of Dollywood in the summer heat, then the arboles offering should turn on the faucets above your forehead.

 

The menu at El Ranchero Loco covers all of the familiar Mexican comestibles and offers some specialties of its own. All of the food we tried was quite good, and your pesos will go pretty far here. A lunchtime Speedy Gonzalez plate (taco, enchilada, Spanish rice) set me back a mere $5.99, for instance.

In addition to the tasty food and pleasant surroundings (TVs were tuned to the NHL playoffs on a recent visit), El Ranchero Loco features friendly, attentive service. This place appears to be a popular option for families with kids, because there’s something for everyone on the menu, and the prices don’t put much of a dent in the wallet.

 

The only bad news: the alcohol options are limited to a few varieties of bottled beer. Yes, that means no Margaritas. But given the other things this place has going for it, you can live with bottled beer. Just ask for a “cawamba” (a large bottle of Corona) or order one of the massive Micheladas. Que rico!

Red Oak Bistro

Red Oak Bistro - Gatlinburg, TN

 

Following about two years of preparation, this wine and tapas establishment opened in late April of 2018. Already, it has the look and feel of a place that may soon become the hottest ticket in town.

Located in the Arts and Crafts District of Gatlinburg, the experience here begins by entering and then standing in awe as you soak in the surroundings. Tables, a bar, and comfortable couches are tastefully arranged, and a cathedral ceiling provides the opportunity to display carefully appointed artwork. Behind the bar, a ladder on wheels and railing permits the proprietors to safely climb to reach that bottle you’ve selected.

But the atmosphere doesn’t end with the indoor dining room and bar. There is also an open-air patio/deck area that is, to all appearances, pet-friendly. Taking the surroundings and environment as a whole, the Red Oak Bistro is a place that would blend easily into Manhattan or Beverly Hills. To be certain, this bistro is going to be a truly new and unique experience for many.

Guests here are offered three menus, one for wine, a second for beer, and another for the tapas. The wines feature reds, whites, and even at least one sparkling variety. The beer menu presently tempts with approximately a dozen craft brews, while the tapas menu, although currently limited, features its own treats.

We opted for an artisan cheese plate and a bottle of the sparkling wine. The cheeses, about four of them, were all excellent choices and were accented with warm toasted bread, crackers, honey, and fresh fruit. The proprietor kept the bubbly chilled for us and refilled our glasses when they were running low.

After a time, we were offered a new option to try with the cheeses, a Bulgarian dip or spread made of honey, walnuts, and garlic. As a 1970s sitcom taught us, three’s company, and this Bulgarian delicacy was every bit as winning a trio as Jack, Janet, and Chrissie.

The owners of the Red Oak Bistro have gone the extra mile to ensure their guests have a relaxing, enjoyable experience (they also plan to expand the menu). This is probably more of an experience, however, for the grown-ups, and what a terrific getaway it is. The casual elegance, wine, and tapas make for a  laid-back, romantic experience.

So if you’ve been seeking a setting far from the madding crowd, come and knock on their door. They’ve been waiting for you.

Sevierville Property Has Good Taste

Located at 1830 Winfield Dunn Parkway, this local bakery features only the best baked goods crafted from the finest ingredients. Family Vacation Memories Smoky Mountains

Family Vacation Memories!  Everyone knows what a Realtor® does, but do you know what sets us apart here in the smokies from other Realtors® around the country?  We are in the business of making memories for all visitors, not just ones who rent, but the owners who buy a cabin whom rent them out.

I feel so blessed to be part of a bigger picture in life for the many that get to create these memories all because I am a REALTOR®.  For me the vacation memory begins when I meet my buyers.  They are typically from out of state and when they decide to purchase here in the smokies, they usually incorporate cabin hunting with a family vacation.  They make plans to see shows and entertainment in the evenings when we are done looking at homes.  The next day we reconvene and I get to hear about their wonderful evening with family, making those memories.

Buying a cabin is about the numbers and I must admit, until recently I talked a lot about the numbers.  It is important, but what I have come to realize from my buyers whom now are cabin owners, feel a sense of pride and accomplishment with each guest that stays, knowing and hearing about the amazing family vacation they just had!

Family vacation in GatlinburgIn today's busy, fast paced society, we sometimes forget how to slow down, and enjoy what we have around us.  Family, nature and vacations just seem to pass us by.  Here in the Smokys we give families time to get back to what means the most to them and making true lasting memories, sometimes by disconnecting in the park, going to Dollywood or just going for a beautiful drive through the mountains.

Calhoun's - Pigeon Forge BBQ, Ribs and More

LOCAL FAVORITE HOT SPOT

Calhoun's (Cal-hoon's) is a local hot spot.  Its not hidden and its not a secret.  Calhoun's is right in plain sight for everyone to see!  Both in Pigeon Forge and Gatlinburg, Calhoun's is part of a bigger conglomerate called Copper Cellars.  They also own, Smoky Mountain Brewery, Cherokee Grill and a few others in Knoxville.

Calhoun's is the BBQ option of the three.  Although you can get a burger and fries or a steak, they are known for Ribs and Pulled Pork.  They certainly know how to put a bbq spin on a normal dish.  Rocky Top Potato Skins - Hickory-smoked bar-b-que pork, cheese and bacon or how about Pulled pork Nachos?

The menu has a little bit of everything from coast to coast north and south.  Key Lime Pie, Tennessee Corn Pudding is a fan favorite!

Commission is Paid by the Seller

You have spent months searching for the perfect property online.  You are now ready to pursue said properties.  Reaching out to a REALTOR® is most likely your next stop.  You either know someone already, someone referred you or you just simply chose a REALTOR® purely by random.  If you haven't gone about it this way, it may have something to do with a question about how do REALTORS® actually get paid?  Did you know the truth to this question is the Seller pays commission at time of closing!

The reason to question this is very simple and basic...  You the buyer has hired someone to do a job for you.  If you hire an electrician to wire your house, you will pay him directly and at time of services rendered.  The real estate profession is very different.  Your REALTOR® might work tireless hours WORKING for you and they don't get paid until everyone sits down at a table and have a closing.  Its at that point the seller will pay the commission represented only on paper.  The seller nor the buyer will ever give any money to any real estate agent.  Only the Title Company shall handle all distributions of commission to the listing and selling brokerages.

Typically at time of listing the real estate property, the listing brokerage and the seller will agree to a commission percentage or a flat fee to sell.  They will most likely agree upon a portion of that commission to be allocated to a potential selling brokerage as well.   This is where a buyers agent gets paid.

Seller pays commissionThere is of cause one little caveat to this perfect scenario.  If you the buyer decides to pursue a For Sale By Owner, or as we like to call them FSBO, this particular seller has the option to pay commission.  If they decide to pay your buyers agent a commission, the agent will get a signed document to represent the agreed upon percentage or amount from the seller.  However; if they choose not to pay, the buyer will be in a situation to pay his/her buyers agents commission.  For this reason, agents prefer to sell homes listed in the MLS so we do not have to ask a buyer to pay our commission.

Smoky Mountain Real Estate Frequently Asked Questions

Real estate anywhere is a complicated venture.  Having professionals in place to help you along the way is a great way to get the job done right, and in a timely fashion.  If you are new to real estate there will be some vocabulary and terms that are new.  Here are some questions and answers to get you started.  Your REALTOR® will be able to help with any additional questions you may have along the way.

Q.  We want a contingency for home inspection and it being satisfactory?

A.  In TN we use The Tennessee Association of REALTOR® forms created for us in Nashville by a panel of attorneys and brokers from around the state.   On page 5 and 6 the inspection portion of the contract is spelled out for both buyer and seller.  It starts at line 239 and ends at line 302

Smoky Mountain Frequently Asked Questions - Inspection Contingency

Q.  What is PUD (Planned Unit Development)?

A.   A PUD is defined as a mixed-use residential development of
single-family dwellings in conjunction with rental, condominium,
cooperative or town house properties. A residential development
should be processed as a PUD if it has these minimum
characteristics:

  • a homeowner association that holds either title in fee or a
    lease of prescribed length on the common area
  • mandatory membership of all unit owners (or units) in the
    association
  • the right of all unit owners to participate by vote in the
    operation of the association
  • lien supported assessment of the members to meet the
    association's budgeted operating costs (special assessments
    may be handled differently)

Q.  What is a contingency?

A.   A future event or circumstance that is possible but cannot be predicted with certainty.  A typical contingency in real estate are the inspections, appraisal, financing, or maybe the sale of another house.

Q.  What are closing costs and how much will they be?

A.  Closing costs are expenses over and above the price of the property in a real estate transaction. Costs incurred include loan origination fees, discount points, appraisal fees, title searches, title insurance, surveys, taxes, deed-recording fees and credit report charges.  Home buyers will pay between about 2 to 5 percent of the purchase price of their home in closing fees. **if your home cost $150,000, you might pay between $3,000 and $7,500 in closing costs.

Q.  After viewing a house, it clearly has 4 bedrooms, but it is listed as a 2 bedroom, WHY?

A.  Great Smoky Mountains Association of REALTORS® advertises only what the county has issued a septic permit for.  Therefor, if the request for the permit comes back with 2 bedrooms then the listing will represent this accordingly.  There are however a lot of "what if's"  What if there is no septic permit on file?  Then the seller has the right to advertise as he wishes, with the number of bedrooms, he/she may have.   This can be a complicated question, all concerns should be directed to Environmental Health Dept of Sevier County 865-429-1766

Q.  What is title insurance and do I need it?

A.  Title insurance is an insurance policy that covers the loss of ownership interest in a property due to legal defects and is required if the property is under mortgage. The most common type of title insurance is a lender's title insurance, which is paid for by the borrower but protects only the lender.  Any question about this or other insurances should be directed to either your lender or the title company for additional guidance.
